Building Permit Drawings in Toronto
Second suites, renovations, additions and multiplex conversions for Toronto's older housing stock — permit-ready drawings for properties across Toronto, Etobicoke, North York and Scarborough.
Toronto Houses Are Older — the Drawings Matter More
Much of Toronto's housing was built long before the current Ontario Building Code. Converting a century-home basement into a second suite, opening up a load-bearing wall, or adding units to a house is very different work in Toronto than in a new subdivision — existing structure, existing services and tight lots all have to be documented properly for the City to issue a permit. That documentation is our job.
Adding a self-contained second unit inside an existing Toronto house — most often in the basement — requires drawings that deal honestly with what is already there: ceiling heights, existing stairs, fire separation between units and safe exits. We survey the existing conditions and produce a permit set that reflects your real house, not a generic template.

Toronto permits more units on a residential lot than it used to, and many owners are looking at converting a single house into multiple dwellings. These are substantial projects — new unit separations, exiting, and often structural change — and they live or die on the quality of the permit drawings and code analysis behind them.

Removing walls, rebuilding a rear extension, adding a third storey — on Toronto's narrow lots these projects need careful drawings of both what exists and what is proposed. We prepare renovation and addition permit sets for detached, semi-detached and row houses across the city, including Etobicoke, North York and Scarborough.
